How much will I make selling my house?
Your net proceeds are the sale price minus everything that comes out at closing:
- Mortgage payoff – the remaining balance, plus any home equity loan or lien.
- Agent commissions – often several percent of the price in total and always negotiable. Since 2024, sellers decide separately whether to pay the buyer's agent.
- Seller closing costs – title and escrow fees, attorney fees in some states, and state or local transfer taxes.
- Preparing to sell – repairs, cleaning, staging and any credits you give the buyer after the inspection.
Selling costs commonly add up to 6% to 10% of the price, so the cash you take home can be far less than your equity on paper.

Do I pay tax on the profit from selling my home?
If you owned and lived in the home as your main residence for at least 2 of the last 5 years, you can usually exclude up to $250,000 of gain ($500,000 for married couples filing jointly).
When do I get the money?
Usually at closing or within a few business days, by wire transfer or check from the title or escrow company.
Can I lower my selling costs?
You can negotiate commission rates, compare title and escrow fees, sell for sale by owner, or ask the buyer to pay some costs in a strong market.
